Gas Safety Certificates

Landlords are required by law to provide a gas safety certificate to their tenants each year. The date of the check, as well as the address it was performed at, must also be included on the certificate. Finally, the certificate must state that all safety checks performed complied with the regulations of the Gas Safety Regulations 1998.

 

Boiler Servicing Procedure

Visual Check

After performing a visual check, our engineers will begin the service by performing a pre-service part. This will include firing up the boiler to check its basic operation and identifying any initial faults.

Removing Casing

The engineer will thoroughly examine all of the main components of the boiler for any damage or dirt. They will also check the electrics for any overheating, and clean all of the inside services. The engineer will inspect the pipework and joints, and check that the flue terminal is unobstructed.

Gas Valve Check

The engineers will now use a flue gas analyser to check the gas valve. If any of these tests show a fault, the engineer will inform us of any additional cost that the repairs of the unit may incur. We will also carry out a gas tightening test, which will establish whether there are any leaks in the system.

Final Steps

When the servicing is completed, the next step is to carefully replace the casing around the boiler. Once this is done, you will be given a service report. This document will outline what the engineer has stated, what work was completed, and your signature will indicate that you are satisfied with the work.
